How to add value to your property

In these tough economic times, many people are downsizing in terms of property but others are just as keen to add value to their existing property without having to spend a great deal of money doing it.

There are some excellent ways of sprucing up your pad without denting your wallet and sometimes the best ways are the simplest ways.

Step one, first impressions are everything and we all remember those horror stories where the evil witch lived in that derelict house surrounded by cats scaring away small children. Do you want your neighbours and potential buyers thinking that witch is you?

No? Well, always make sure your front garden or driveway is clean and as neat and tidy and possible. Overgrown shrubs and trees scream lazy owner. If your front garden is a mess what can be expected from the interior?

Yet, before a potential buyer enters the front door, paint work speaks volumes. It’s no good having a fantastic home on the inside if the outside has crumpled up paint hanging off the brickwork. Either give it a great clean fresh look with a new paint job, or better still, if it’s nice brickwork underneath, clean the paint off and let the natural bricks shine through.

When it comes to interiors, less is definitely more. It often works out cheaper to have laminate flooring throughout the downstairs floor of your home if you’re looking to save costs but still add value to your home. Laminate flooring is not only fashionable now but saves the costs of carpeting everywhere; and in most cases is fairly easy to install unlike carpet where you pay extra for fitting.

If you have rooms that are dull and dark, a new look doesn’t have to cost the earth. There are lots of cheap good quality paints that can easily revamp a room making a dull room into a bright modern living space.

If painting isn’t your thing but you still want to add value to your property, sometimes using the space above you is the best way to go. Loft conversions used to be for smaller homes that wanted some extra space for the kids to play in. Yet now, loft conversions are an excellent way to add a spare bedroom to your home without having to pay for an extension. The government is also running a scheme now where you can have your loft insulated in an attempt to stop the environmental issues when using too much energy to heat the entire house. People who are on working tax credit are also eligible to have cavity insulation not only in the loft but in the walls of the entire house so it’s worth looking into.

With rising prices in fuel and electric another way of tempting in buyers is to have a wood burning stove installed that way you can keep track of how much you are spending on logs and coal rather than turning the dial up and having no idea.
